Get pre-approved before you start looking. Your buying power changes the moment your current home sells, so you need to know your numbers before you fall in love with a property, not after.

Decide what matters most to you. Are you focused on maximizing your sale price? Landing a specific home or neighbourhood? Your priorities will shape your entire plan. Tools like bridge financing, flexible possession dates, or a subject-to-sale condition all become options depending on what you’re trying to achieve.

A note on “subject to sale” conditions. This clause doesn’t kill a deal but it does add another layer. In some markets, sellers are open to it. In others, they’re not. Your agent should know what’s realistic in your area and negotiate the terms accordingly.
